Mission Street is a specialist property developer focused on delivering high-quality workspace for science and innovation companies, supporting organisations from discovery and R&D through to manufacturing.
Project Goals
Mission Street appointed Bulb to deliver a new facility to support a biotechnology company in their relocation from their existing laboratories to Inventa in Oxford
Our task:
The project involved creating specialist laboratory facilities alongside modern office space to encourage collaboration, improve operational efficiency and provide capacity for future growth.
As part of the works, Bulb reconfigured the existing ground-floor CL2 laboratories and developed a new first-floor office environment. The upgraded laboratories were designed specifically around the client’s operational requirements, creating an integrated and efficient workspace for its growing team.
Skills & Results
Following design workshops with the biotechnology company's scientific team and site visits to its existing laboratories, the Inventa laboratories were reconfigured to meet the company’s precise requirements.
The laboratory space was subdivided to include dedicated storage areas and a range of specialist facilities, including a pre-PCR laboratory, instrument laboratory, chemistry laboratory, preparation room, tissue culture laboratory and cell annex.
Key features included specialist benching, two fume cupboards installed through penetrations in the floor slab and roof, a dedicated microscope area with blackout curtain, and a low-level LN₂ emergency extract system.
The first-floor office space included the construction of a new demise wall and was designed to support both focused and collaborative working. The workplace accommodates 46 open-plan desks, three meeting rooms, two private offices, breakout areas and tea point. A movable wall between two meeting rooms allows the space to be converted into a larger boardroom when required, while the reception and waiting areas create a professional arrival experience.
The Outcome
The completed facility provides the biotechnology company with a high-quality, purpose-built environment that supports complex scientific workflows alongside a flexible workplace.
By integrating specialist laboratory infrastructure with carefully designed office space, the project enables the team to work more efficiently and collaboratively.
